Customizing a Desert Subdivision
NationServe brings complementary style and durability to an upscale Arizona development.
After development of an upscale subdivision in Marana, Arizona was complete, the Estates at Tortolita Foothills needed the final touch: garage doors that would complement the home’s’ unique designs. Featuring cut rock and stone exteriors, most homes in the subdivision are over 3,000 square feet with front facing garages on multiple acres of land.
To help blend into the natural landscape and highlight the rustic features of the property, NationServe worked with the project contractor, Cornerstone Homes, to source and install custom-made steel overlay doors.
The Door
Durable Blank Slate
Because of its contemporary style, durability, and R 12.12 insulation, the Wayne Dalton 8300 model was ideal for the job. The majority of attached garage doors installed in the subdivision were sized 16′ x 8′ with an 8′ x 8′ used as well. Before adding the steel overlay, the doors and trim were painted brown to match the subdivision’s earthy tones and became the base for a more custom job.

Upscale Overlay
Once the doors were sized and painted, NationServe sent them to a local Arizona company to apply the steel overlay. The steel overlay’s durability and aesthetic appeal provided the Estates at Tortolita Foothills with an upscale feature that picked up on the browns, golds, and earth tones prominent in cut rock.
To create the steel overlay, the garage door panels were cut and acid washed until they were in a multicolored rustic state. Then, a polyurethane clear coat was applied to seal it in and protect the doors from any harsh elements or buckling – something that needs to be maintained at least once per year. Once the doors had the steel overlay applied, NationServe weighed them again and adjusted the springs accordingly for installation.
